Creating a listing
Set up a listing and take it from prospect to closed
A listing in Backhouse is the campaign for selling a property. Its status, its marketing copy, its offers, and the numbers behind the price.
Starting one
Tell your assistant "Create a listing for 412 Maple." It sets up the listing against the property and starts the sale as a deal from day one, moving through pre-listing, coming soon, active, offer received, under contract, and closed on the same pipeline as the rest of your transactions. If a deal falls through it's tracked as terminated, and you can re-list the same property later without losing history.
Pricing it
Ask for comps and your assistant pulls comparable sales from the MLS, proposes dollar adjustments for each, and builds a CMA with a price range and the reasoning behind it. When you're ready, share it with your seller through the client portal, that's always your call, never automatic.
Marketing copy
Your assistant writes the property description, a "just listed" blurb, or a feature sheet in the voice you pick. Concise, polished, warm, or plain facts. Copy describes the property, never the neighbors, and is written to stay on the right side of Fair Housing rules. It never invents square footage, finishes, or features, if it doesn't know, it asks.
What happens next
Once the listing is live, offers that land in your inbox are read and stacked against it automatically. See Offers and counters for how that works.
