Offers and counters

Track every offer and respond with confidence

When offers start landing, Backhouse keeps the whole stack in one place so you're comparing deals instead of digging through attachments.

Offers file themselves

An offer arrives in your inbox as a PDF. Backhouse reads it, pulls the price, earnest money, and key terms, matches it to the right listing, and adds it to the offer stack. If a buyer's agent responds to a counter you sent, Backhouse recognizes it as part of that negotiation and links the chain. Anything it isn't confident about gets flagged for your review instead of guessed.

Comparing the stack

Ask your assistant "What offers do we have on Maple?" and it lays out the price, the terms, and where each negotiation stands. Pair it with a seller net sheet, estimated proceeds after commission, payoff, taxes, and title, computed from the actual numbers, so your seller sees what each offer really means.

Countering, accepting, rejecting

Your assistant preps the paperwork; the decision is always yours. Say "counter at 565" and it prepares the counter for your go-ahead. Accept an offer and Backhouse writes the terms onto a transaction, marks the listing under contract, and declines the remaining offers. It never acts on an offer without your explicit instruction.
